The discount in a few words

If you have insured your house for natural disasters, you are entitled to an up to 10% discount on your next year’s property tax.

To get the property tax discount, your home insurance must:

Cover 100% of your house’s value, which should be at least 900/sqm.
Have a duration of 3 months or longer. The discount is adjusted proportionally.
Include the earthquake, fire, and flood covers, aka natural disasters.

It is a discount of up to 10% that will be deducted from the property tax for homes that are insured for natural disasters (earthquake, fire, and flood).

If you are an individual and your home insurance meets the requirements, the discount will automatically be applied to next year's property tax. For example, if you insured your home in 2023 for more than 3 months, the property tax that you will pay in 2024 for that home will be reduced. If your insurance does not qualify, you can choose one of Hellas Direct's home insurance plans.

The insurance should cover 100% of the value of the house, which should be at least €900/sqm.
When we say house value we mean the reconstruction value of the house, not counting the value of the land. For the calculation of the discount the taxable square metres will be used, evidenced by the property register and the E9.

The insurance must be valid for at least 3 months and include earthquake, fire and flood coverages.
If the duration of the home insurance is less than 1 year, the property tax discount will be adjusted proportionally.

The discount varies according to the months covered. So, for homes that are insured for:

  • 12 months: 10% discount
  • 9 months: 7.5% discount
  • 3 months: 2.5% discount
  • less than 3 months: no discount

Keep in mind that this discount:

  • is calculated on the total amount of the main and supplementary tax
  • only applies to the insured house and not to your entire property value

Of course! Suppose a person has 3 houses. His property tax is: for the first house €300, for the second €200 and for the third €100. If they have insured them all 3 for a year, the discount on the final bill will be €30 for the first house, €20 for the second and €10 for the third. A total of €60. If they have only insured the first 2, the discount drops to around €50.

Meanwhile, the cost of an annual home insurance policy that includes natural disasters cover starts at €100.

In a few simple steps:

  1. First you go to myAADE
  2. Then click on Applications (Εφαρμογές)
  3. Then you click on Citizens (Πολίτες)
  4. You scroll down until you reach the letter D (Δ) and click on the 1st choice: Δήλωση Ε9/ΕΝΦΙΑ
  5. Now enter the taxisnet codes in the relevant fields
  6. Finally, select the year you want and see the property tax statement

Alternatively, you can ask your accountant for it.

The steps you should take are the following:

  • Enter in the myPROPERTY platform with your TAXISnet credentials.
  • Click on the "Create a new application" tab.
  • You will see a list of all properties linked to your VAT number as declared in your property tax declaration form (E9).
  • Choose the property identification number (ATAK) that corresponds to your insured property and associate it with the corresponding insurance policy. You can assign more than one insurance policy to each ATAK and vice versa.
  • Repeat the process for each insured property.
  • See if and how much discount you are entitled to.
  • If there are other persons who have a right to the insured property (co-owners, beneficiaries, etc.), declare their VAT numbers so that they can be informed through IAPR and proceed to submit an application themselves through the platform, with their own codes.
  • Complete the process by clicking "Submit application".
  • The discount is applied during the issuance of ENFIA.

If your contract meets the requirements and covers a period of 1 year, then you will get a 10% discount on the property tax of the particular house.

If your contract meets the requirements and covers a period of less than 1 year but more than 3 months, the reduction of property tax is proportional. Its percentage results from the number of days covered in 2023.

The application should definitely be initiated by the insured person as stated in the insurance policy, even if there are co-owners.
